Price too high, and it may sit on the market a long time – and, once again, potential buyers may then begin to think something is wrong.

2. Improve the Curb Appeal

4. Offer Add-ons and Extras

It might be a good idea to sweeten the deal with add-ons and extras. Although it is not required by any means, a buyer might be more inclined to give you what you want (your sale price) if he or she perceives that they are getting something from you.

For example, offer to pay a portion (or all) of the closing costs. That would be a pretty attractive offer for a buyer. Or you could offer a transferable home warranty to cover major appliances and HVAC systems. This would put the buyer’s mind at ease and likely speed up the deal.

Minnesota Home Guys is pleased to announce our charity spotlight series, where we take 5% of closing costs in every deal we make each month and donate it to a charity that hits close to home with us.

For the month of July we are spotlighting The Sunshine Kid’s Club (SKC) located in Iquitos-Peru. The Sunshine Kid’s Club opened up in 2009 where they have been working with children ranging from the ages of 1-16 years old in the community of La Union. In the community, the youth ministry provides the 120 club members with a variety of opportunities to secure a better future for themselves by establishing a relationship with their lord and savior, Jesus Christ, and through multiple free educational programs that they offer. Other programs that are offered are self defense courses, swimming classes, fire safety, and their very own soccer league.

This charity hits close to home with our company especially with our owners, Jaden Ghylin and James Kolde. This past year, they traveled down to Peru  with their families and visited with the community. During their time there they helped build a training facility that allows neighboring tribe pastors to come to the community once a year to get training on how to teach the club members the word of God. They still keep in constant contact with the community and are planning on traveling back there again in the future.

What Chances Do I Have When Selling My Home on Craigslist in Minneapolis?

Have something you need to sell, where’s the first place you usually turn? Craigslist! However, you’re trying to sell your house. How are you supposed to do that? What are the odds you can actually sell your house on Craigslist in Minneapolis? You actually have a good chance to do it! Craigslist generates 50 billion page views every single month. But in order to have success you need to get some critical elements of your ad exactly right.

Increase your chances of selling your home on Craigslist by following these guidelines:

Headline

Eight out of 10 people will read the headline of a piece of website content, but only two of those 10 will go on to read the rest. In addition, six of 10 social media users who share a link never actually read the article whose link they shared. The point? The headline of your Craigslist ad is a crucial to sparking the interest of potential buyers, and to get them to open your ad.

 

While writing a compelling headline is a must, you should never lie or exaggerate about the features of your home. An effective tactic is to use numbers, especially odd numbers. Here’s an example: “5 Reasons You Should Check Out My Ranch-Style Home in Minneapolis (Hint: Number 3 Is Five Minutes From Shopping and Schools)”  Just make sure you give them a reason to take the next step and click on the ad.

Body

Make good on those promises you hinted at or made in the headline. Keep it simple, using brief paragraphs, lots of space, and lists where appropriate.  And, of course, don’t make the offputting mistake of using poor grammar or run-on sentences or misspellings. People often equate the quality of the ad copy with the quality of the item for sale.

Also, make sure you include all the relevant keywords your target shoppers might be searching for. Craigslist serves up ads based on what people type into the search bar. If you feel that your ad isn’t getting the traffic it should, try experimenting. Change the text and try some different keywords in different places.

Pictures

Pictures are just as important as the actual ad copy for selling a home on Craigslist. First off, make sure your  the aren’t too large, not only does it look unprofessional but it makes the page take longer to load. If a page’s loading time is too long, most people leave the page.

Take pictures of entire rooms or areas, not of single items or appliances. If an appliance, say, a refrigerator, has been recently updated, you can include that fact in the body of the ad copy.

If you use a digital camera, make sure not to leave the date and time stamp in the bottom right corner of the image. Besides giving it a slipshod, amateurish look, it also dates the picture, which can be a drawback if the house sits on the market for any length of time.

Posting Times

Many of the Craigslist experts advise posting an ad between 10:00 am and noon on weekdays. After 5:00 pm on weekdays also works well (which is what I would do if I were selling my home in Minneapolis on Craigslist – in order to present a fresh ad to all those shoppers browsing Craigslist right after they get home from work.) And if you wait until the weekend, morning is the recommended posting time.

I had a very time sensitive situation and I had never sold a house before. I didn’t know what I was doing AT ALL which made it incredibly stressful to navigate through the sale process especially with the added pressure of a deadline ...then I met James from Homeguys.
